I overlook a flood retardation dam down the hill. While I have a share in it through my property rates, it is really owned by the ducks. This time of year they are winning !
Cheers, Mike.

I live near a 110 acre man-made lake with a small earthenware dam that gets regular maintenance thru my homeowner fees. I am not ON the lake, but close enough to walk to it when I choose, a 100 yards or so past the other homes. I am also near the top of a hill so any dam breakage would not affect me. I can see the homes behind me in the winter time when the leaves fall, but know I have to struggle to see them due to all the leaves. I still live in a neighborhood, but the backyard gives me the illusion of privacy. Walking out front though I can see 20+ homes, including the 2 right next to me on either side.
It sounds like Mikey lives in a very nice area. Danville, (where I am), is also very nice; however, no lake here... We do have Mount Diablo, though... :-)
HOW TO DO IT : Be the first. Get the planning permit passed. Build it. Object to any other attempts to build nearby ( environmental grounds, amenity, erosion, fishing quotas, solar occultation, platypus breeding, sudoku solutions, risk to Earth's orbit, whatever you can lay your hands on ). Wind out and delay all processes until the other side goes broke trying. Eventually sell for oh, say, 20+ times what you outlaid. It's a unique real estate opportunity, right ? Good timing, connections, and money by the metric ton will help out ....
Cheers, Mike.
( edit ) It's been a contentious property since the 70's. I just luv this excerpt from one of many legal wrangles/rigamaroles ( my emphasis ) :
"The parties disagreed about the place’s importance in demonstrating the principal characteristics of beach houses and dwellings on a single support."
Context is proceedings to determine 'heritage' listing, which if successful immediately halves any property's value at the stroke of a pen ( any and all modifications, renovations, change of breakfast menu, pattern of usage, and even the most minor of works are then subject to Downtown Camel Committee approval ). 'One swallow does not make a Spring', nor does a category containing only one example constitute a trend ....
( edit ) In case the irony is missed : the principal characteristics of beach houses and dwellings on a single support is that they are built on a pole.
