I am new to Einstein@Home. I am pretty familiar with Seti@Home though - but since it's down most of the time I'd like to check out Einstein@Home.
Questions:
(1) Where can I get the source code?
(2) Are there optimized apps? Where?
(3) Is there something similar to http://lunatics.kwsn.net/ for Einstein@Home?

That's pretty well no, no and a no. All development is done in-house and only approved apps are allowed for crunching. The short answer ( to why ) is that this is required by the LIGO consortium that ultimately oversees E@H. They don't want any errant/unproven software .... however well bred elsewhere - so alas there's no joy for you there.
The closest you could get for fiddles and giggles is screensaver development.

The last independent programmer to make significant optimisations to the Einstein search was Akos Fekete. If you look at the contributors page, you will see that he continues to provide "Low-level code optimization".
